What Is Custom Residential Pool Construction?

Custom residential pool construction is the process of designing and building a one-of-a-kind inground swimming pool for a private home. A licensed pool contractor works with the homeowner to create a pool that fits the property's dimensions, the family's lifestyle, and the local building code — from initial 3D design through excavation, gunite application, plumbing, decking, and final inspection.

All Seasons Pools has been building custom residential pools across Central Florida since 1979. Founded by US Marine Corps veteran John Watts, the company brings military-grade accountability to every project — with a team of 75+ dedicated pool professionals, a state-certified contractor license (FL CPC023576), and recognition as a Pool & Spa News Top 50 Builder nationwide.

When you choose All Seasons Pools, you get a single point of contact from day one. Your dedicated project superintendent manages every phase of construction, keeps you informed with regular updates, and ensures your build stays on schedule. There is no subcontractor runaround and no surprises — just clear communication from first scoop of dirt to first splash.

What separates All Seasons from other Orlando pool builders is our full-service, in-house approach. We handle design, permitting, HOA documentation, excavation, plumbing, electrical, tile, coping, decking, screen enclosures, and landscaping integration — all under one roof. That means fewer delays, tighter quality control, and a finished pool that is engineered for decades of Florida weather.

Geometric modern pool with clean lines and blue mosaic tile in an Orlando backyard

Geometric & Modern Pools

Geometric pools feature clean lines, sharp angles, and structured shapes — including rectangles, L-shapes, and Roman designs. They complement contemporary and modern home architecture and are popular among Orlando homeowners who want a sleek, sophisticated backyard aesthetic.

Our geometric pool designs pair beautifully with travertine or paver decking, raised bond beams, and sheer descent water features. Every geometric build includes precision-graded excavation and laser-leveled forming to ensure perfectly straight walls and even depths.

Freeform pool with natural rock waterfall and tropical landscaping in Central Florida

Freeform & Natural Pools

Freeform pools use organic, flowing shapes inspired by natural bodies of water. They are designed to blend seamlessly with tropical landscaping, rock features, and natural stone decking — creating a resort-like backyard feel for Florida homeowners.

Our freeform designs often incorporate grottos, waterfalls, and boulder features hand-placed by our construction team. We work with your existing trees and landscaping to create a pool that feels like it has always been part of your property.

Infinity edge pool with fire bowls overlooking a Florida waterfront at dusk

Infinity Edge & Vanishing Edge Pools

Infinity edge pools — also called vanishing edge or negative edge pools — create a visual effect where the water appears to flow over one or more edges and disappear into the horizon. They are ideal for Florida properties with elevation changes or scenic views.

Building an infinity edge pool requires precise engineering of the catch basin, weir wall, and return system. Our team has completed vanishing edge builds across Orange, Seminole, and Volusia counties, including properties with challenging slopes and water table conditions.

How Our Pool Construction Process Works

From your first design meeting to the day you dive in, our proven construction process keeps your project on track with clear communication at every stage.

1

Design Consultation & 3D Rendering

Meet with a pool designer for a free on-site consultation. We evaluate your backyard, discuss your vision and budget, and create a detailed 3D rendering of your custom pool.

2

Permitting & HOA Approval

We handle all county permits and HOA documentation on your behalf so construction can begin without delays. Your superintendent keeps you informed throughout the approval process.

3

Excavation & Steel Installation

Our crew strips the sod, excavates the pool shape, and installs the plumbing and steel reinforcement framework. A county steel inspection is completed before the next phase.

4

Gunite Application & Shell Formation

Gunite is pneumatically applied over the steel framework and hand-carved into shape by our experienced craftsmen. This forms the structural shell of your pool.

5

Tile, Coping, Decking & Equipment

Waterline tile, coping, and your chosen decking material are installed. Plumbing is connected, pool equipment is set, and the screen enclosure or safety barrier goes up.

6

Interior Finish, Fill & Final Inspection

The pool interior is applied, the pool is filled with water, equipment is started, and a final county inspection clears your pool for use. Welcome to your new backyard.

What You Should Know Before Building a Pool in Florida

Building a residential pool in Florida requires a state-certified pool contractor license, county building permits, a barrier inspection for child safety compliance, and adherence to local setback and drainage codes. Most custom inground pool projects in Central Florida take 8 to 14 weeks from excavation to completion, depending on design complexity and permitting timelines.

Florida law requires a certified pool contractor to hold a valid CPC license issued by the Department of Business and Professional Regulation (DBPR). All Seasons Pools holds license CPC023576 and is fully insured. We also handle the permitting process in Orange, Seminole, Osceola, Volusia, Lake, Sumter, Marion, Polk, and Brevard counties — each of which has its own permitting timelines and zoning requirements.

One of the most common mistakes homeowners make is hiring a pool builder who subcontracts critical phases to outside crews. This creates communication gaps, inconsistent quality, and scheduling delays. All Seasons Pools manages every construction phase in-house, giving you a single point of accountability and a consistent team from excavation through final inspection.

Central Florida's high water table and sandy soil conditions require specialized excavation and dewatering techniques. Our crews have decades of experience building in these conditions across the greater Orlando metro, and every pool we construct is engineered to withstand Florida's unique ground and weather challenges.

We build custom gunite (concrete) inground pools in four primary design categories: geometric and modern, freeform and natural, infinity (vanishing) edge, and unique luxury designs. In Central Florida, a well-built inground pool can increase a home's market value by an estimated 5 to 8 percent, depending on the neighborhood, pool quality, and lot size. Beyond resale value, a custom pool significantly improves your daily quality of life and makes your home more attractive to future buyers in Florida's warm climate.
